SNG and Vistry Group celebrate construction of 654 homes at Northwick Park regeneration scheme

SNG and Countryside Partnerships, (part of Vistry Group) marked the start of construction on the first phase of a major regeneration initiative in the London Borough of Brent which will deliver 654 new homes, with more than half of these affordable.

Guests from SNG, Vistry Group, the Greater London Authority (GLA) and Brent Council all gathered on Thursday 24 October for a traditional groundbreaking ceremony. The event celebrated the progress of work on ‘Northwick Parkside’ a joint venture partnership between SNG and Countryside Partnership which is delivering the first phase of the wider Northwick Park regeneration scheme. The overall masterplan for Northwick Park will deliver 1,600 new homes and a range of community facilities when fully complete.

Of the 654 homes being delivered in the first phase of the scheme, 323 will be affordable homes – 50% of the total - and funded by the Mayor of London through the Greater London Authority’s (GLA’s) Affordable Homes Programme. These homes will be offered across a range of affordable tenures, including Social Rent, London Affordable Rent, London Living Rent, Intermediate Rent (for key workers), and Shared Ownership.

The remaining homes will be available for private sale or rent, with proceeds reinvested to further the JV partners’ mission of providing affordable housing for those in need. The private sales homes will be sold by Countryside Homes, and customers can register their interest at northwickparkside@countrysidehomes.com.

The private and Shared Ownership homes are expected to launch for sale in Spring 2025, with completion of the homes then expected from 2026 to 2028.

Councillor Neil Nerva, Cabinet Member for Community Health and Wellbeing at Brent Council, said: “This is an exciting step in the redevelopment plan and a fantastic example of council-led place making community partnership. I’m really pleased that this project will not only deliver much needed new homes, commercial units and a replacement nursery, but also a significant expansion of the University of Westminster Harrow Campus, which includes more space for teaching and sports facilities and student accommodation.

This first phase will not impact existing properties at Northwick Park, and local key workers will have the opportunity to live in the new affordable homes.

Future phases of Northwick Park will be developed following extensive consultation with current residents. While there are no confirmed dates for future phases, the initial phase sets the stage for a major transformation in the area. When fully complete, the Northwick Park development will include public amenity spaces, student accommodation, commercial space, and a new nursery.
